Amy and I are new Orlando, Florida residents where we live with our dogs Odie the greyhound and Hermès the Spanish galgo. We are DVC owners at Animal Kingdom Lodge, BoardWalk Villas, Grand Californian, Grand Floridian, and Polynesian, Disney World Annual Passholders, and love educating Disney Vacation Club members on how to both use and maximize the value of their DVC points!

  • Pete, several comments on dues.

    1. On the smaller rises on resorts that are still being sold. If you look at the history of the dues per property, while DVC is still selling a resort, the increases tend to be on the lower side. Not sure if this is because DVD over estimated the initial costs or what but the trend is there.

    2. On the large increases at Hilton Head and Vero Beach. I think that it is insurance related. The last 3 years, the increase have been larger than the average so it seems to point to insurance or additional maintenance for being on the water. Your comment about DVD trying to increase the dues to discourage reselling would get DVD in a lot of trouble if a member really went over the financial statements closely (I would if I were seeing those kind of increases). The fees cannot only be used to maintain the individual resort. Some really sleazy accounting would need to be involved to pull it off.

    3. On the lack of rebate this year. I’m sure the utilities were normal this year even though the properties were closed. With your comments on the heat in Florida this year being HOT, the AC had to run to maintain the properties. Sure you didn’t have guests in the rooms but since it was hotter than average, I’m sure this evened out some. The exterior maintenance was the same as the mowing and watering of the grass/landscaping still needed to be performed. Yes, they may have been able to cut a little less often because there weren’t any guests around, but that might have saved 10 percent at best. If the resorts would have been open and the covid cleaning protocols were being instituted, I’m sure we would have seen an increase to cover the shortage from 2020.

I agree that some form of communication from DVD is badly needed. I agree that Terri probably wants to just blow us off. Who is Terri’s boss. Any way to let them know?

    Just my thoughts.
    John
