The first deeds for The Cabins at Disney’s Fort Wilderness Resort have now been recorded in Orange County, FL, revealing more details about this new DVC Trust product! Let’s take a look at what this means for new owners and those considering a purchase in the near future!


1. Understanding the New DVC Trust Product

First things first, let’s clarify what this new DVC trust product is all about. You might have come across the term “Vacation Ownership Interest in The Cabins at Disney’s Fort Wilderness Resort Use Plan (Assigned Trust Use Plan)” in the newly released trust deeds. But what does it mean?

In simple terms, DVC has introduced a new trust product that represents your ownership interest. Unlike traditional models or prior DVC Resorts where you held a direct ownership interest in specific properties or resorts, this new model signifies that owners hold an ownership in the DVC Trust product. This trust product is subject to the terms outlined in the Palmetto Trust Agreement also filed in Orange County.

2. What Does This Mean for DVC Members?

So, what does this change in ownership structure mean for you as a DVC member?

The point ownership interest states “Trust Association and reflecting the Purchaser’s respective right to enjoy the benefits of the Vacation Ownership Interest in comparison to all other Vacation Ownership Interests in the Assigned Trust Use Plan”. This implies that as an owner, you could potentially benefit from further additions to the Trust Association. This could include new resorts, additional accommodations, and more. For now, however, The Cabins at Disney’s Fort Wilderness Resort are the only property included in the Trust Use Plan.

3. The Impact on The Cabins at Disney’s Fort Wilderness Resort

Now, let’s talk about how this shift affects The Cabins at Disney’s Fort Wilderness Resort. As per the first recorded deeds, owners now hold an ownership interest in the new DVC Trust product versus a direct ownership interest in the Cabins or resort property. This means that your ownership is not tied to a specific cabin or property, but rather to the Trust Association as a whole.

As we mentioned previously, this is different from the historic way Disney Vacation Club has deeded its timeshare interests. For example, purchasers at Disney’s Riviera Resort will see on their deed that they own an undivided interest in a specific unit of Disney’s Riviera Resort.

This change could herald a new era for DVC ownership. With the introduction of the trust product, DVC seems to be moving towards a more flexible and expansive ownership model.   • Or it could be just specific to Ft. Wilderness and the nature of the mobile homes (and potential addition of some type of Reflections in the future.) I still think they would have added Disneyland to the trust if they had plans for this to be the new business model.
