Disney’s BoardWalk Villas
Situated along Crescent Lake between EPCOT and Hollywood Studios, you’ll find the charming and sometimes quirky BoardWalk Villas. The resort draws inspiration from Atlantic City and Coney Island in the early 1900s. You’ll see this influence in everything from the nightly sideshows along the lively boardwalk to the infamous nanny chairs in the lobby. Disney’s BoardWalk Villas opened in 1996, and DVC contracts there end on January 31, 2042.
Disney’s BoardWalk Villas were last renovated in 2016 and are scheduled for their next full-refurbishment in late-2023 and early-2024. The lobby and other areas of the resort are also currently undergoing a refreshment, with an estimated completion date of 2023. This has brought significant changes to the restaurants with the introduction of the Cake Bake Shop by Gwendolyn Rogers, where ESPN Zone was formerly located, the conversion of the BoardWalk Bakery into a sandwich shop named the BoardWalk Deli, and a new coffee bar in the lobby.

Lots to do, many places to eat at, great transportation to Hollywood Studios and Epcot by boat or walkways! Our grandkids love, love, love, the nightly entertainment and the pool. –Steven A.
We love that the resort has nighttime entertainment you can’t find anywhere else on property. Nothing beats getting ice cream and watching your kids delight in the wonder of an entertaining magic show after a long day in the parks. It’s the best resort to get anywhere on property quickly. You have the boats at your doorstep (Swan, Dolphin, Swan Reserve, Beach Club and Yacht Club). You are a short walk from the Skyliner (Carribean Beach, Riviera, Art of Animation, Pop Century). And just down the path you have one of the best bus depots on property (Hollywood Studios) to get anywhere else. –Jason R.
Location, obviously. You can walk to two parks easily, and via Epcot, can monorail to MK [Magic Kingdom], so really a great location. Great point chart. Fun theme. –Kevin M.

As some of the earliest DVC units built, the units lack some of the size and conveniences offered in units that were built more recently at other resorts. –Amy P.
2042 end date, access to mug refills is FAR away, rooms are in need of an update/refresh, only lock-offs available/no dedicated rooms [for two bedroom villas], studio sleeps 5 but 1BR [bedroom] only sleeps 4 without a blow-up mattress (never made sense to me). –Elizabeth U.
Some of those rooms are so far away that they almost feel closer to [Hollywood] Studios than to the lobby! –Ryan E.
It’s the only DVC resort without a splash pad or other engaging feature for tiny little kids too small for the water slide. –Samantha B.

Room categories at the BoardWalk include Standard View, Garden/Pool View, and Boardwalk View. The Standard View villas go quickly at the 11-month mark due to their low point value, as do the Boardwalk View ones since there are very few of them. Photos of some of the balcony views can be found on the DISboards.
Villa types at Disney’s BoardWalk Villas include Deluxe Studios, One-Bedroom Villas, Two-Bedroom Villas, and Three-Bedroom Grand Villas. One-Bedroom Villas and larger have full kitchens stocked with basic pots, pans, utensils, plates, bowls, mugs, and glasses, and they have washers/dryers. Dishwashing liquid and laundry detergent are provided. Deluxe Studios have kitchenettes with a microwave, toaster, coffeemaker, mini-fridge, and sink. They also have paper plates, bowls, towels, and cups as well as plastic cutlery and dishwashing liquid.
Deluxe Studios
At 359 square feet, Deluxe Studios accommodate up to 5 guests with a queen-size bed, queen-size sleeper sofa, and a single pull-down bed under the television. They have 1 bathroom. A comparison of Standard, Garden/Pool View, and Boardwalk View studios is available on DVC Fan. There are 246 Deluxe Studios at the BoardWalk, and they are typically the first rooms to book up.
One-Bedroom Villas
The 712-square-foot One-Bedroom Villas can accommodate up to 4 guests though you can add a 5th if you provide your own bedding and linens for that guest since none are provided. One-Bedroom Villas have a king-size bed and a queen-size sleeper sofa, and there is 1 bathroom. There are 279 One-Bedroom Villas at the BoardWalk Villas, and they tend to have better availability than Deluxe Studios.
Two-Bedroom Villas
The BoardWalk does not have any Dedicated Two-Bedroom Villas. This means that they are all Lock-Offs that consist of a One-Bedroom Villa and an adjoining Deluxe Studio. The 1,071-square-foot Two-Bedroom Villas can accommodate up to 9 guests with a king-size bed, 2 queen-size sleeper sofas, a queen-size bed, and a single pull-down bed, and there are 2 bathrooms.
There are about 149 Two-Bedroom Villas. Since the Two-Bedroom Villas partly consist of Deluxe Studios, the availability patterns for Two-Bedroom Villas follow those of Deluxe Studios.
Three-Bedroom Grand Villas
There are 7 Three-Bedroom Grand Villas at the BoardWalk Villas. Each is about 2,142 square feet and can accommodate up to 12 guests with a king-size bed, 4 queen-size beds, and a queen-size sleeper sofa. There are 3 bathrooms. Note that some of the Grand Villas are one floor, and others are two floors. With so few Grand Villas available at the BoardWalk Villas, availability is often limited at the 7-month mark and under.
