MORE Signs Polynesian DVC Tower Will Join Existing Condo Association

Despite multiple indications that the new Polynesian DVC Tower will become part of the existing Disney’s Polynesian Villas and Bungalows condo association, there have been lingering doubts from many throughout the Disney Vacation Club community. Today’s news, however, is more icing on the cake that this seems to be the plan.

Polynesian Direct Sales Halted

Disney has recently halted direct sales of the existing Polynesian Villas and Bungalows. Now, if history teaches us anything, this is a maneuver we’ve seen before, signaling something is on the horizon. Remember when The Villas at Disney’s Grand Floridian Resort & Spa underwent expansion, and they introduced the new Big Pine Key building? Before those new sales kicked off, there was a similar pause. This strategy allows Disney to realign points allocation and prepare for the introduction of new resort rooms.

Further Confirmation of Joining Existing Condo Association

This recent development builds on the confirmation we received in December at the Disney Vacation Club (DVC) Condo Association meeting, where a DVC representative verified that the new tower coming to Disney’s Polynesian Villas & Bungalows will be part of the resort’s existing condo association. Disney has not provided any direct statement to refute this, making it a factual statement in the realm of real estate law today.

We also shared “Five Speculative Reasons the Polynesian Tower Could Join the Existing Association” back in May, and we’re thrilled to see our thoughts beginning to take shape.

Increased Availability, Room Types, & Booking Opportunities

The addition of the new Polynesian DVC Tower is great news for DVC members. It’s expected to increase availability and provide more booking options at the Polynesian resort. The existing Polynesian villas have historically been affected by the large number of points required for bungalows, which has influenced availability throughout the resort for members. This new addition means that both current and future owners will have increased availability. As part of the existing association, these benefits will also be extended to those who purchase on the resale market, giving equal 11-Month booking opportunities for the new tower and existing villas to ALL Polynesian members.

The upcoming tower will feature a variety of accommodation types and is expected to include:

  1. Dedicated 2-bedroom Villas for larger groups or families.
  2. Dedicated 1-bedroom Villas offering a balance of space and comfort.
  3. 2-bedroom Lock-Off Villas providing flexible configurations.
  4. Deluxe Studios and possibly smaller “Duo” Studios to cater to different needs and party sizes.

Details on Grand Villas are yet to be announced, but we assume one or two will be located near the top of the new tower.

Benefits for Resale Owners

Following the trend seen with other expansions, resale owners of Polynesian resort properties should also be able to book stays at the new tower. This inclusive approach is expected to boost the demand for Polynesian contracts in the resale market, and we’re already seeing early signs of this. Polynesian is swiftly emerging as a sought-after commodity in the resale market, edging closer to the Grand Floridian in terms of resale price per point.

    I could not be more excited for this new addition to The Polynesian. We are direct and resale owners and as availability comes online, I plan to book something. Not sure what I will book, but I will book as far as my points will take me. Thanks for all your information! I never miss a show.

    About how long after the pause with Floridian did they start selling the new contracts? Trying to figure if Poly contracts would be back up for direct promo starting in spring, summer, or fall…
