It seems that the long-rumored and oft-delayed Atlantis Resort project on the Ko Olina coast may finally be getting off the ground. With new ownership and a refreshed development timeline, this massive project is set to reshape the area surrounding our beloved Aulani, Disney Vacation Club Villas, Ko Olina, Hawai‘i!
The Project Details
The $2 billion Atlantis Resort is planned to occupy a 26.3-acre lagoon-front parcel between Aulani and the Beach Villas at Ko Olina. The resort will feature:
- 500 hotel rooms
- 500 vacation-stay or condominium units

In addition, a second hotel on a nearby 17.3-acre parcel is also in the works. This complementary property will include:
- 250 hotel rooms
- 250 vacation-stay units
Both developments combined will add approximately 1,500 luxury accommodations to the Ko Olina area. According to reports, the anticipated timeline for construction is about five years. If realized, this would mark the first Atlantis Resort in the United States, adding a new layer of luxury to the already popular Ko Olina destination.

A Long-Awaited Development
The Atlantis project has been in the pipeline for years, with initial plans unveiled during the mid-2010s. However, the project stalled due to financial and operational hurdles faced by the original developer, China Oceanwide. The land has since been acquired by Newage Ko Olina, an affiliate of Kam Sang Company, which is committed to finally bringing the vision to life. The purchase also includes plans for the second hotel and satisfies over $40 million in unpaid taxes and association fees tied to the property.
What Does This Mean for Aulani Guests?
While the news of Atlantis moving forward is exciting, it does raise some questions for Aulani fans:
- Impact on Views: With the new Atlantis Resort rising on the coast, certain rooms at Aulani that currently offer tranquil ocean or lagoon views may see their vistas change significantly.
- Construction Disruption: During the projected five-year construction period, the peaceful ambiance of Aulani could be impacted by construction noise and activity. Although no active work has started yet, this is something to keep in mind for future visits.

Reflecting on the Future
For many DVC Members and Aulani enthusiasts, the news is bittersweet. While the Atlantis development promises to bring world-class amenities and luxury to Ko Olina, it also highlights a missed opportunity for Disney to expand Aulani’s footprint or preserve the natural beauty of the surrounding area.
