DVC Resale Restrictions Confirmed for The Cabins at Disney’s Fort Wilderness Resort

In a recent development, Disney Vacation Development has confirmed through a filing dated December 15th, 2023, that The Cabins at Disney’s Fort Wilderness Resort will indeed have resale restrictions. This announcement brings clarity to DVC members and potential buyers about the property’s resale terms.

Resale Restrictions Details

The resale restrictions for The Cabins at Disney’s Fort Wilderness Resort are as follows: For DVC resale purchases submitted on or after January 19, 2019, contracts purchased for the original 14 DVC resorts will only be able to exchange into those 14 existing resorts in the DVC network. These contracts will not be able to exchange into Disney’s Riviera Resort, The Villas at Disneyland Hotel, The Cabins at Disney’s Fort Wilderness Resort, and potentially additional future properties in the DVC system.

Members who purchase a resale of Riviera, Disneyland Hotel, or Fort Wilderness will only be able to stay at their specific deeded home resort. This restriction is outlined in the DVC Resort Agreement section of the recently filed documents.

Contract Duration

The ground lease on The Cabins at Disney’s Fort Wilderness Resort will expire on January 31st, 2075. This means that the initial ownership interest in this resort will have a 50-year contract length, offering half a century of magical vacations to the lucky owners.

Potential Impact on Resale Value

It’s too early to predict how these restrictions and the trust aspect of The Cabins at Disney’s Fort Wilderness Resort will affect the resale value of this resort. Factors like market demand, overall satisfaction with the resort, the effects of the recently announced DVC trust product, and the perceived value of the restrictions will play significant roles in determining the resale value.
