Best Value Tier (New Member Incentives):
For new buyers, the best incentives are for the Cabins at Disney’s Fort Wilderness Resort and the Villas at Disneyland Hotel, with the Cabins offering up to $35 per point in savings on purchases of 300 points or more, and Disneyland Hotel offering up to $33 per point in savings on purchases of 300 points or more. Aulani and Riviera also provide meaningful discounts, especially for mid-to-large contracts.
How These Offers Compare
Familiar Trends But Decreased Savings for Add-ons
This Fall, DVC has continued to shift emphasis toward higher-tier incentives, with significant per-point discounts available primarily for contracts of 150 points or more. However, compared to Summer 2025, the savings for add-ons has dropped anywhere from $1 per point to as much as $8 per point since the Welcome Home Weeks offer has expired while savings for new Members only saw modest changes.
Resale vs. Direct Pricing
While direct buyers enjoy these limited-time incentives, the reality is that resale contracts still offer a significantly lower upfront cost. As of August 2025, average DVC resale pricing sits around $122 per point, depending on resort and contract details. This remains well below direct pricing, which starts at $215 per point before incentives.
Even after factoring in these discounts, direct buyers can expect to pay around $200 per point or more, particularly when purchasing smaller contracts or popular properties. Buyers choosing direct typically do so for the perks of Membership Extras, new resort access, and flexibility, not for bottom-dollar pricing.
Limited-Time Add-On at Saratoga Springs
One unexpected offering this fall is a limited-time discount at Disney’s Saratoga Springs Resort, a property that has been sold out for years. Valid through December 10, 2025, this promotion offers up to $21 per point in savings on add-on contracts.
This offer demonstrates Disney’s ongoing effort to capitalize on active interest in legacy resorts. Buying direct at Saratoga Springs does, however, come at a steep base price of $215 per point. Here’s a sample snapshot of the pricing structure:
- 125 Points: $1,750 total incentive ($14 per point savings – $201 per point)
- 250 Points: $5,250 total incentive ($21 per point savings – $194 per point)
This could appeal to existing Members hoping to add on at the peaceful Saratoga Springs, especially before the December 10 expiration.

Magical Beginnings and Other Ways to Save
In addition to this fall’s direct incentives, Disney Vacation Club may offer the Magical Beginnings program at a rate of $20 per point. This optional offer allows buyers to exchange their first Use Year’s points for a cash rebate, making it an attractive way to “double up” on savings, especially if you don’t plan to use your points right away.
Magical Beginnings is available for both new buyers and existing Members adding on at any DVC resort that Disney is actively selling. This typically excludes fully sold-out properties and includes newer resorts like Riviera, Polynesian, etc. However, Saratoga Springs is currently part of Magical Beginnings.
Rebates are issued by check roughly four weeks after closing. While you’re giving up a year of points, the financial trade-off can be beneficial. That flexibility makes Magical Beginnings a compelling option for buyers more focused on savings than immediate travel.
Another incentive currently being offered is a Castaway Club Developer Credit of $1,000 for Riviera, Polynesian, and Disneyland Hotel. This incentive is available to any Castaway Club Member and starts with contracts as small as 100 points. Thanks to Carrie Crevel for this info!
What You Need to Know
- Offers expire December 10, 2025.
- Incentives apply to purchases made within 7 days of a sales tour (virtual or in-person).
- Direct prices remain high, but bonus savings help offset costs on 150+ point contracts.
- Resale still offers best pricing per point but lacks new resort access and Membership Extras.
- Saratoga Springs offer is rare and likely won’t return soon.
Should You Act Now?
If you’re interested in the Cabins at Disney’s Fort Wilderness Resort, the Villas at Disneyland Hotel, or Saratoga Springs, the savings isn’t as strong as this past summer with the Welcome Home Weeks offer, but you can still get a decent value with large-point contracts to help offset part of the price difference between direct and resale.
However, if price per point is your top concern and you’re flexible on perks, resale remains the financially superior path.
Final Thoughts
- Best for direct savings: Cabins at Fort Wilderness, Villas at Disneyland Hotel
- Best value opportunity: Avoid smaller-point direct purchases unless chasing blue card perks
- Rare chance: Add-on incentives at sold-out Saratoga Springs are notable
Whether you’re adding on or buying in for the first time, this fall’s incentives offer decent value, but smart buyers will still want to compare direct vs. resale carefully.
Let us know your thoughts on this round of incentives in the comments!

October 1, 2025Am I interpreting this correctly? If I add on 150 points at Riviera, I get $3k off the price, plus $3k back from Magical Beginnings, and $1k off after completing my first cruise next month? That’s $188.33 pp. Not too bad. I feel like I saw someone mentioning recently that they got theirs for $178 pp, though, so I wonder what else is out there can be added, or maybe it was before the new incentives.
