December 13, 2024I bought 150 Poly resale in June of 24 and 150 Direct Disneyland Hotel in Oct of 24. My Resale all in including closing and maintenance fees was 26.6k. Disneyland was 30k all in. So the difference between resale and direct was not as much as you might think. Direct had way lower closing costs and they gave me all 2023 points for no maintenance fees which I converted with magical beginnings to get $3k back. I also got 2024 points for prorated maintenance fees essentially 25% or $300 whereas I had to pay 100% or $1200 2024 maintenance fees for my resale contract. Also Disney had a $21/pt promotion. Between closing costs, promotions, magical beginnings, and prorated maintenance fees Disney direct can get closer than you might think. To make a fair comparison you would have to factor in these items the $/pt is not the true comparison.
My thought is if a resort has a high resale price value like poly, grand FL or Disneyland hotel you may as well buy direct and be able to use you points anywhere. But if resale is deeply discounted like Aulani then go with resale.
