If you’ve been waiting to purchase some direct Disney Vacation Club points, it is about to get more expensive! Disney Vacation Club is celebrating the new year with more direct pricing increases for certain sold-out resorts!
On Thursday, January 20th, 2022, direct pricing at the following resorts will increase for both existing and new members to the following levels:

Sold-out resort pricing for all other Disney Vacation Club properties remains unchanged at this time.
For Hilton Head and Vero Beach, this marks the second direct price increase for these sold-out DVC Resorts in the past twelve months.
These increases come on the heels of previously announced price increases for both Disney’s Riviera Resort and Aulani, Disney Vacation Club Villas.
Effective Thursday, February 3rd, 2022, direct prices will increase to the following per point levels:

Price increases for both existing and sold-out Disney Vacation Club properties have become the norm for the first of the year. Most of these resorts also saw pricing increases in January 2020. Here’s a look at where we’ve been and where we’re headed:

It is now becoming harder and harder to ignore the huge savings associated with purchasing a DVC resale contract. Many direct membership perks and purchasing motivators such as Moonlight Magic and the ability to buy Annual Passes remain discontinued at this time, lowering the appeal of a direct contract to members.
Here’s a look at the current difference between direct and average resale pricing, taking these new increases into consideration:

I can’t believe people will pay $230/point for Boardwalk direct, rather than buy resale for $100/point less.
Are people really still buying these older resorts direct at these premium prices ?
Yes, because they want the perks associated with direct or they want access to all resorts including future new builds which you do not get buying resale.
I purchased direct DVC from Disney at Riviera in Nov 2021. While purchasing I did ask about buying a portion of my points direct, because I wanted the perks and a portion resale. I was told that most likely I will not be able to combine my points at future resorts because I would not be able to use the resale points, I would only be able to use my direct purchase points at the future new resorts. Has any one heard of this or have more info?
We are thinking of going through this process. Was the buying process difficult?
It was not difficult at all! The cast member I worked with was amazing! She was patient with me and really answered all my questions. I did not feel pressured at all. I started talking to her in September and purchased in Nov and in between that time we emailed each other and spoke at least 5 times! As far as the purchase itself, it was easy because I was able to purchase all cash, I did not finance.
That is correct. The same if you buy 2 separate contracts at 2 different resorts, you can only book 11 months out from each respective resort (and if different use years/months 11 months from that specific month). Otherwise, Vero Beach/Hilton Head, for example, would constantly be snapped up as cheaper ppp, and there would be very low point sales of somewhere like BWV as people would just combine their points. Hope that makes sense!
Can anyone tell me, are there any downsides to buying resale?

The #1 rule to follow is buy the resort where you most want to stay, every year. For us that was boardwalk. The only downside is you won’t get the “DVC perks”. They used to have a complimentary park night at each park sometime during the year. But those have been cancelled since covid. Also you won’t get the 20% merchandise discount. Also you won’t able to use resale points for Disney Cruises, or Adventures by Disney. You won’t be able to use your points to stay in Tokyo, or Paris, but if you do the math this is not a good exchange of your points anyway. But you will save thousands of dollars on your timeshare purchase.
