The Villas at Disneyland Hotel Will Include DVC Resale Restrictions

New documents released by Disney Vacation Club (DVC) have confirmed that The Villas at Disneyland Hotel will have resale restrictions.

These details were recently found in an updated Disney Vacation Club Multi-Site Public Offering Statement (POS) and shared on DISboards.

While DVC properties allow for the resale of ownership interests on the secondary market, The Villas at Disneyland Hotel will have some restrictions. These are a continuation of the restrictions that were initially implemented when Disney’s Riviera Resort went on sale in 2019. According to DVC, these restrictions are intended to preserve the value of the property and the DVC brand.

DVC Resale Restrictions Overview

For those unfamiliar with DVC resale Restrictions, here is a general overview:

  • Resale owners who purchase a contract at one of the original 14 Disney Vacation Club properties can only use and exchange their points at these 14 resorts. This excludes Riviera and Disneyland Hotel.
  • Resale owners who purchase a contract at Disney’s Riviera Resort can only use their points at this resort.
  • Resale owners who purchase a contract at The Villas at Disneyland Hotel can only use their points at this resort.

It’s important to note that these resale restrictions will only apply to ownership interests purchased on the secondary market after January 19th, 2019. Owners who purchased before that time will not be affected by these restrictions.

Official Resale Restriction Language

The Multi-Site POS uses slightly more technical language to outline these restrictions:

The introduction of resale restrictions at Disney’s Riviera Resort has been a controversial topic since it was first announced. The restrictions limit resale buyers’ access to certain benefits and have been criticized as a way for Disney to maintain control over the secondary market and control prices. With the announcement that The Villas at Disneyland Hotel will also have resale restrictions, it appears that Disney plans to continue implementing these restrictions with all future DVC properties.

We recently chatted about the new Villas at Disneyland Hotel and the potential for resale restrictions on a recent episode of The DVC Show:

The Villas at Disneyland Hotel will be the 16th Disney Vacation Club property and the second to be located at the Disneyland Resort. The new 344-room resort is the fourth tower at the Disneyland Hotel and is located near Downtown Disney.

The Villas at Disneyland Hotel is expected to open on September 28th, 2023, and will go on sale soon. While the resale restrictions may be disappointing for some potential buyers, they are a reminder of the importance of carefully considering all aspects of Disney Vacation Club membership before making a purchase.

  • The Disney Vacation Club seems better than a traditional timeshare, but in the end it is a timeshare by another name. I will not contest that for some it is a great value though.
