RUMOR: HIGH DVC Annual Dues Coming to Fort Wilderness Cabins

Old Fort Wilderness Cabin

Disney Vacation Club doesn’t come without its costs, and one of those costs is the annual dues. We’ve recently unpacked some details regarding the projected annual dues for The Cabins at Disney’s Fort Wilderness Resort that might make your jaw drop!

A New High: Annual Dues for The Cabins at Disney’s Fort Wilderness Resort

A confident rumor is swirling around the DVC community that the Annual Dues for The Cabins at Disney’s Fort Wilderness Resort in 2024 are projected to be $12.16 per point, making it one of the highest of all DVC properties. This is just slightly below Vero Beach contracts purchased on or after 1996, which currently hold the record at $13.86 per point for 2024 Annual Dues.

This also beats out Vero Beach dues prior to 1996 ($10.89) and Hilton Head ($11.31), placing The Cabins at Fort Wilderness near the top.

We also are only using the word “rumor” due to the lack of official confirmation of these numbers by Disney Vacation Club, which we expect will occur on February 1st.

The Reasoning Behind the High Annual Dues

The reason behind these high annual dues for The Cabins at Disney’s Fort Wilderness Resort remains somewhat unclear. However, some believe it may be due to the risks the resort faces during inclement weather, the potential for quicker refurbishment needs due to certain cabins being pet friendly, and higher transportation costs due to the number of buses needed to service the resort.

Old Key West also has higher dues due to transportation costs but has managed to stay lower than The Cabins at Fort Wilderness for 2024, coming in at $9.87 per point. But when comparing the scale of the resorts, you can quickly see why Fort Wilderness might have a much larger transportation component – Fort Wilderness covers approximately 750 acres of land, compared to Old Key West, which is only 165 acres. I guess we might be lucky that the annual dues are only $12.16 per point when you look at it that way!

An Interesting Note: The Villas at Disneyland Hotel

Technically, The Villas at Disneyland Hotel may still be ahead of The Cabins at Disney’s Fort Wilderness Resort if you factor the Transient Occupancy Tax into the dues calculation. If you add the transient tax into your dues calculation, Disneyland Hotel comes out slightly higher with a blended total of $12.31 per point.

The Impact on Buyers

This news will likely impact buyers who are considering points at The Cabins at Fort Wilderness. With 2024 dues on a standard 150-point contract estimated at $1,822.50 for the first year alone, it’s a significant consideration. And as we all know, Annual Dues only tend to go up!

Remember, while these numbers are based on confident rumors, they’re not yet confirmed. Always do your own research and consult with a DVC guide before making any decisions.

Remember that the cabins have had a historical useful life of 25 years, so costs need to be amortized during that shorter timeframe, and moneys may need to be set aside to fund the next round of cabins

I wonder if the first year dues will be cut in half since the CFW will not be “operational” until 7/1/2024.
