Disney Vacation Club (DVC) is once again exercising its Right of First Refusal (ROFR) on select DVC Resale contracts at Disney’s Polynesian Villas and Bungalows! Earlier today, news surfaced about another buyback by DVC, suggesting this ROFR activity may be part of a strategic move to influence the market before sales of the new Polynesian DVC Tower begin.
According to the latest DVC ROFR report from our friends at DVC Resale Market, there’s been an unexpected surge in buybacks for Polynesian contracts recently. Despite witnessing only one contract being bought back in March 2024 at DVC Resale Market, the broader DVC community has observed at least three additional contracts being snapped up by Disney, unmistakably hinting at the “ROFR Monster’s” renewed appetite for Polynesian contracts.
The ROFR Monsters Polynesian spotlight shined today on a 220-point February Use Year Contract acquired at $132 per point. It’s noteworthy for its stripped nature, offering just 35 points for immediate use and not having a full 220-point Use Year until February 2026.
What makes these buybacks even more intriguing is the price point—significantly lower than the current Polynesian average resale price of around $153 per point.
This recent uptick in Polynesian contract acquisitions by Disney is speculated to be a strategic move to counterbalance the past year’s downward trend in overall DVC resale prices. The thought here may be that the Polynesian remains appealing yet not excessively so in the resale market. Letting the price sink too low could undermine the pricing structure of the new Polynesian DVC Tower. This is expected to be upwards of $240 per point direct prior to discounts and incentives.
Adding to the intrigue, recent administrative activities suggest a growing move towards incorporating the upcoming Polynesian DVC Tower into the existing condo association. Official documents filed have connected work on the new tower with the Polynesian Villas parcel ID number, effectively quelling debates and solidifying the tower’s place within the existing condo association infrastructure.
