Direct sales for the new addition to The Villas at Disney’s Grand Floridian Resort & Spa are now on sale to current member add-on purchases!

Sales resumed today at the new price point of $207 per point (before direct incentives). Current direct incentives take this price as low as $186 per point for a member looking to add around 200 points to their Disney Vacation Club membership.

This new property is paired with some extraordinary savings opportunities for those looking to add on! Standard pricing starts at $207 per point, but members can receive the following limit-time incentives if purchasing before March 30th, 2022:

The first 500 members to add-on at the new Grand Floridian Villas will also receive an exclusive 4-piece luggage set valued at $350. This includes a duffel bag, canvas drawstring bag, canvas pouch, and luggage tag in brown and green with the Grand Floridian logo.


The new resort studios are slightly larger than Grand Floridian’s current studios at 440 square feet and will feature two queen beds as well as a day bed which gives a capacity of up to five guests. Unlike current DVC studios, these will not include a minifridge, microwave, or toaster, and instead will have a “beverage station” (basically a box that keeps drinks cool) and a coffee maker.

This highly anticipated expansion of the Villas at Disney’s Grand Floridian Resort & Spa is slated to be open to members in Summer 2022, with work beginning soon to convert the existing hotel rooms in Big Pine Key to 200 all-new Disney Vacation Club studios.

Standard, Lake, and Theme Park Views will be available with points per night ranging from 24 to 54 vacation points.

As a reminder, DVC has already announced that these new studios will be part of the current condo association for Grand Floridan which means they should be bookable to owners who can currently book Grand Floridian at 11 and 7 month windows and should expire in 2064 with the rest of the resort. This also means that the newly sold points will likely not contain the same resale restrictions that have been a point of contention at Disney’s Riviera Resort. The added studios should help satisfy some of the high demand for this beautiful resort.

Prior to sales being halted following the announcement of these villas, Grand Floridian was selling for a direct sold-out price of $255 per point. Resuming sales at $207 per point places it in the same field as Disney Vacation Club’s other active properties, Aulani & Riviera, which are also currently selling at $207 per point (before incentives). This price is also $48 per point lower (before incentives) than the resort was selling at less than one year ago making it a significant reduction in the value of the Grand Floridian Villas.

    I was wrong. I really did NOT expect DVD to sell VGF below $255 per point before incentives. Buy ~200 points and the price is very close to resale. If we did not already own 400 VGF points, it would be tempting to add more direct points. I suppose that is the point.

    Is the Grand Floridian DVC becoming the equivalent of junk bonds?? I realize this is the price for current members. Perhaps it will rise substantially when made available to general public.

    This is surprising. I was confident it would be $250+. A pricing decrease appears necessary with resale considering resale pricing has been hovering near $200, otherwise direct is more appealing for the first time in a long time. I’m a Grand owner of with both direct and resale contracts and have been considering a small add-on. I would have gone resale, but I this surprising pricing just changed the game.

    We added on a small contract direct once I saw the price. This is something we wanted to do for awhile but held off until the new expansion went on sale. I fully expected it to be over $255. but found myself pleasantly surprised. Small resale contracts ranged from $209-$225 as of late. Yes resale will likely come down (although we have yet to see new member pricing) if direct pricing remains competitive but given the chance to purchase direct at this price without the restrictions is worth it to us.
