Disney Vacation Club has unveiled its Fall 2026 direct sales incentives, and this round is more mixed than the strong Summer offers. Existing Members can save up to $14,352 on larger add-on purchases. First-time buyers can save up to $23,952, the highest top-end new Member savings we’ve seen this year. Both maximums are at Aulani.
The Welcome Home Weeks bonus has ended, so most larger add-on tiers drop back from their Summer highs. Smaller add-ons, however, improved at most resorts. Both the Member add-on and new Member offers run through December 9, 2026. Savings are available for up to seven days after you attend a virtual or in-person Open House tour.
If you’re a first-time buyer eyeing Aulani or Fort Wilderness, this is one of the most attractive rounds Disney Vacation Club has offered in 2026. Let’s dive into the numbers!

Best Value Tier (Member Add-On) and Thoughts
- Aulani is the clear leader, offering the highest per-point savings of any resort at every add-on tier. Its smaller tiers more than doubled, from $10 to $24 per point at 100–124 points and from $12 to $24 at 125–149.
- Fort Wilderness improved slightly at 100–124 points and held steady at 125–149. Without Welcome Home Weeks, it dropped $3 per point at every tier of 150 points or more.
- Disneyland Hotel ticked up at the smallest tier but slipped across its larger tiers, falling $6 per point at 200 points and above.
- Riviera incentives grew at 100–124 points and held steady through 199 points. It fell $6 per point at 200 points and above.
- Polynesian gained $1 at the smallest tier but fell at every other level, and it continues to trail every other active resort.

Best Value Tier (New Member Incentives) and Thoughts
- Aulani is the biggest winner this fall season. Savings jumped from $10 to $24 per point at 150–199 points and nearly doubled at 200–249 points, from $21 to $40. At 300+ points, buyers can save nearly $24,000.
- Fort Wilderness rose another $2 per point at every tier. It remains the strongest option at 150–199 points.
- Polynesian saw small increases at most tiers, a reversal from Summer, when it was the only resort to decline.
- Riviera is essentially flat. It gained $1 at 200–249 points, lost $1 at 250 points and above, and was unchanged at 150–199.
- Disneyland Hotel is this round’s lone decliner, dropping $2–$3 per point at every level after its big Summer jump.

Limited-Time Offer: Bay Lake Tower Flash Sale
Disney Vacation Club is also offering an exclusive limited-time sale at Bay Lake Tower at Disney’s Contemporary Resort. It follows the same pattern as past flash sales at sold-out resorts like Saratoga Springs, Animal Kingdom Lodge, and Old Key West.
These offers give buyers a rare chance to purchase directly at a resort that is otherwise available only on the resale market. Historically, though, flash sale pricing has still been significantly higher than at the actively selling resorts. Bay Lake Tower’s base price is $275 per point before incentives, so even a solid discount will likely leave it well above the per-point cost at Riviera, Fort Wilderness, or Aulani.
For buyers who have their hearts set on walking to Magic Kingdom, this is a direct path to ownership at one of DVC’s most in-demand locations. Just compare it carefully against current resale pricing for Bay Lake Tower before committing.
We’ll update this section once the specific Bay Lake Tower incentives are available.
How These Offers Compare
Summer 2026 was all about existing Members, thanks to the extra savings from Welcome Home Weeks. Fall flips that script. First-time buyers come out ahead this round, especially at Aulani and Fort Wilderness. Most add-on tiers of 150 points or more fall back to more typical levels.
The exception is Aulani. Its add-on discounts at 200+ points are only slightly below Summer’s Welcome Home Weeks levels, and its smaller tiers are dramatically better. For an existing Member adding on, Aulani offers the most savings at every point level.
Additional Cast Member and Military Savings
Additional savings for eligible Disney Cast Members and qualifying members of the U.S. military are sometimes available. These can reduce the cost of a Disney Vacation Club purchase even further. If either applies to you, ask your DVC Guide whether any additional discounts are currently being offered.
Magical Beginnings: Another Way to Save
In addition to these direct incentives, eligible buyers may also qualify for Magical Beginnings. This program lets purchasers sell back their first Use Year’s Vacation Points in exchange for cash.
For buyers who don’t plan to travel immediately after closing, Magical Beginnings can significantly reduce the effective cost of ownership when combined with the current Fall incentives.
As always, availability and reimbursement rates are determined by Disney Vacation Club and can change over time.

When Will Disney’s Lakeshore Lodge Go on Sale?
One of the biggest questions in the DVC community right now is when sales will begin for Disney’s Lakeshore Lodge, the newest Disney Vacation Club resort. I’m watching for that announcement as closely as anyone. Amy and I are very interested in purchasing points at Lakeshore Lodge ourselves.
With this incentive period running through December 9, we don’t expect Lakeshore sales to begin before then. I also wouldn’t expect Disney to launch a new resort, or a new round of incentives, during the holiday season.
That reinforces what we’ve thought since the opening date was announced: Lakeshore Lodge sales will most likely begin sometime in January or February 2027. Nothing is official yet, but that’s where our expectations sit today.
Should You Act Now?
If you’re a first-time buyer, this is arguably the strongest direct purchase opportunity of the year, particularly at Aulani and Fort Wilderness.
Existing Members face a tougher call. If you missed Welcome Home Weeks, most larger add-ons cost more now than they did this summer. The exception is Aulani, which is as strong as it’s been all year. Smaller add-ons of 100–149 points are a better deal at most resorts.
That said, resale pricing still offers a substantially lower cost per point at many sold-out resorts. Buyers should continue comparing both options carefully, especially if direct Membership Extras are not a priority.
Final Thoughts
- Best overall direct savings: Aulani for large contracts
- Most improved offer: Aulani, especially for new Members and smaller add-ons
- Best value for existing Members: Aulani at any point level
- Best value for first-time buyers: Fort Wilderness at 150–199 points; Aulani at 200+
The Fall 2026 incentive period shifts the advantage back toward first-time buyers. Aulani stands out as the resort Disney is pushing hardest this season.
Whether you’re purchasing your first Disney Vacation Club Membership or adding on to an existing contract, compare the latest direct pricing against the resale market before deciding which path offers the best long-term value.
